12+ years’ experience · £1,000,000 professional indemnity insurance · Site visit within 3 working days · 48-hour reports · London, Surrey, Sussex, Kent & Essex

Whether you’ve spotted a crack, you’re buying a property or your insurer wants an engineer’s opinion, we’ll inspect the building, explain what’s going on in plain English and tell you what, if anything, needs doing. We’ve worked on everything from Victorian terraces and older country cottages to modern developments.

On one of our projects: with the ceiling opened up we can see the floor joists, roof structure and chimney directly, and check how the loads are carried.

What we survey

Cracking and movement
We tell you whether cracks are cosmetic or structural, what’s causing them, and whether they’re likely to be still moving. Crack reports →

Subsidence and heave
Clay soils, nearby trees and leaking drains are the usual suspects. Because we also design drainage, we always consider whether the drains are part of the problem. Subsidence reports →

Pre-purchase structural surveys
Often needed when a RICS surveyor recommends a structural engineer’s inspection. You get clear facts before you exchange. Pre-purchase surveys →

Bowing, leaning and bulging walls
We check stability and whether the wall needs restraint, tying in or rebuilding.

Roof and floor defects
Sagging or spreading roofs, bouncy or sloping floors, over-notched joists and timber decay.

Alterations and removed walls
Checks on previous works such as removed chimney breasts or knocked-through rooms, for a sale, Building Control or insurance.

Which report do you need?

General structural inspection: approx. £1,700 + VAT
A full inspection of the whole property’s structure. Best when you’re buying, when there are several cracks or signs of movement, or when you want a complete picture before major works.

Specific structural inspection: £950 + VAT
A focused inspection of one defect, such as a single crack, a bowing wall or a sagging floor. Best when a surveyor or mortgage lender has flagged one particular issue.

These are guide prices. We confirm the fee for your property before booking. Not sure which you need? Tell us what you’ve noticed and we’ll advise.

What your report includes
• A visual, non-intrusive inspection of the accessible structure
• Photographs of the defects we find
• Our assessment of the likely cause
• Clear recommendations: no action, monitoring, repair, or further investigation
• A plain-English report, typically within 48 hours of the visit
• If repairs are needed, we can design them for you too

Why Kelp Studio
Because we design structures and drainage, we can identify when a broken or leaking drain is behind movement, which is common on clay soils. We can then design the fix without you needing a second consultant. We’re based at 45 Fitzroy Street, W1, and work across London, Surrey, Sussex, Kent and Essex.

Common questions

When should I get a structural survey?
When you notice new or widening cracks, doors and windows that stick, sloping floors or bulging walls. Also when buying a property where a surveyor has raised a structural concern, or before altering load-bearing walls.

How is this different from a RICS Home Survey?
A RICS survey looks at the general condition of the whole property. A structural engineer’s survey focuses on the structure itself: what’s wrong, why, and how to fix it.

How much does a structural survey cost?
A specific inspection of one defect is £950 + VAT. A general inspection of the whole property is approximately £1,700 + VAT. We confirm the fee before booking.

How soon can you visit?
We can usually carry out the site visit within 3 working days.

How quickly will I get my report?
Typically within 48 hours of the site visit.

Is the inspection intrusive?
No. It’s a visual survey. If we need to see hidden elements, such as foundations, we’ll recommend the right next step, for example trial pits or a CCTV drain survey.

Which areas do you cover?
London, Surrey, Sussex, Kent and Essex.

Can you design the repairs as well?
Yes. We can produce the remedial design, calculations and drawings for your builder and Building Control.
