Why property businesses use us
• Fixed quote within 2 working hours of sending us the address
• Site visit within 3 working days, and reports typically within 48 hours of the visit
• Priority booking for account holders, so your jobs go to the front of the diary
• Reduced fees for firms that order regularly
• Fixed, upfront prices, with no surprises for your clients
• Plain-English reports that buyers, sellers, lenders and solicitors can act on
• Structure and drainage under one roof, so drain and build-over problems don’t hold up a sale
• London and the South East, not just inside the M25
Reports agents ask us for most
• Pre-purchase structural reports: when a RICS survey says “refer to a structural engineer” and the buyer needs an answer before exchange
• Load-bearing wall assessments: confirming whether a removed or altered wall was structural, for the buyer, lender or solicitor
• Crack and movement reports: whether cracking is historic and stable or still active, and what to do about it
• Checks on past alterations: extensions, loft conversions, chimney breast removals and knock-throughs where the paperwork is missing
• Drainage and build-over problems: extensions built over a public sewer without the water company’s agreement, and drainage questions raised by searches. Build-over agreements explained →
• Landlord and block inspections: structural checks on rented and leasehold properties, from cracking and sagging floors to balconies and boundary walls
Guide prices
• Load-bearing wall assessment: £600 inc. VAT, or £1,150 inc. VAT from a Chartered Structural Engineer
• Specific inspection of one defect: £950 + VAT
• General inspection of the whole property: approx. £1,700 + VAT
• Chimney breast removal design: £850 inc. VAT

4. You get the report: typically within 48 hours of the visit, in plain English, ready to share with your client, their solicitor and their lender.
Common questions
Who pays for the report?
Whoever instructs it: usually the buyer, the vendor or the landlord. We can invoice your client directly, or your firm if you prefer.
Can you report to a lender or solicitor?
Yes. Our reports are written so they can be shared with lenders, solicitors and surveyors. If a lender asks specifically for a Chartered Structural Engineer, tell us when you book.
Do you cover areas outside London?
Yes. As well as London, we cover Surrey, Sussex, Kent and Essex. London · Brighton & Hove · Sussex · Kent
What if the report finds a problem?
We tell you clearly what’s needed, from no action to monitoring or repair, and we can design the fix, so the sale or let can move forward.
Can you help when an extension was built without approval?
Often. We inspect what was built, check whether it’s adequately supported, and advise on the evidence and any work needed for Building Control regularisation or a build-over agreement.
What we don’t do
We are structural and civil engineers, not RICS surveyors, and we don’t value properties. Structural engineer or RICS surveyor? →
