Chimney Breast Removal: Structural Design & Calculations
Removing a chimney breast is one of the best ways to gain space in a period home, but the masonry above still has to be supported safely. We design that support and give you everything your builder and Building Control need, at a fixed price, across London, Sussex, Kent, Surrey and Essex.£850 inc. VAT
Per chimney breast, one support design covers all floors. Design for two separate chimney breasts is £1,250 inc. VAT in total.

Site visits usually within 3 working days.
What’s included
• Site visit by a structural engineer to inspect the chimney breast, the walls and floors around it, and the stack above
• Steel beam specification to support the chimney breast and stack that remain
• Structural calculations to support your application
• Building Control pack ready for your builder and Building Control
• Liaison with your Building Control Officer to answer their questions on the design
What’s not included
• The building work itself. We don’t carry out the removal, but we can recommend competent builders.
• Party Wall agreements. If the chimney breast is on a party wall, you’ll probably need to serve notice on your neighbour under the Party Wall etc. Act 1996. We don’t provide party wall services, but we’re happy to share our design with your party wall surveyor.
How it works
1. Book a visit online or by phone.
2. We visit, usually within 3 working days, and check the chimney, walls, floors and loft.
3. We send your steel beam specification, calculations and Building Control pack.
4. Your builder carries out the work, and we answer any Building Control questions along the way.
Common questions
Can I remove just the ground floor chimney breast?
Yes, and it’s one of the most common requests we get. The chimney breast above, and the stack on the roof if it stays, must then be supported on a steel beam designed for that load. If you think you might remove the upper floors later, tell us at the visit, as it’s usually simpler and cheaper to plan it all in one go.
Do I need Building Control approval?
Yes. Removing a chimney breast is structural work under the Building Regulations, so it needs Building Control approval. Our pack gives your builder and Building Control Officer the design and calculations they need.
What if the chimney is shared with my neighbour?
In terraced and semi-detached houses the chimney often serves both homes. Your neighbour’s flues must not be disturbed, and you’ll usually need a party wall agreement before work starts. We check this at the visit.
What happens to the chimney stack on the roof?
If the stack stays, our design makes sure it is properly supported. If you want to remove the stack as well, we can advise on that too.
I have two chimney breasts. How much is that?
Design for two separate chimney breasts is £1,250 inc. VAT in total, including one site visit. One support design covers all floors of each breast.
Are gallows brackets enough?
Not always. Many Building Control bodies now prefer a steel beam, especially where there is a lot of masonry above. We specify the support that suits your chimney and will satisfy Building Control.
