Regency and Victorian houses in St Leonards: what a structural survey checks
6 November 2026 · Blog · HastingsSt Leonards-on-Sea was laid out as a new seaside resort in the 1820s, and it grew through the Victorian era into streets of stucco terraces, tall villas and bay-fronted houses. Today many of them are family homes again, while others have been split into flats. Either way, they’re now well over a century old, and most have been altered more than once.
What we commonly find
• Bay windows: bays often have shallower foundations than the main house, so they can drop and crack away from the front wall. It’s one of the most common defects in Victorian terraces and is usually repairable.
• Bulging front and rear walls: often down to failed wall ties, rotten timber lintels or floors that aren’t properly tied into the walls.
• Cracked render and stucco: on the seafront, salt and wind take a toll. Cracks in render can let water into the wall behind, which then corrodes ironwork and rots timber.
• Chimney stacks and breasts: stacks leaning in the wind, and chimney breasts removed downstairs without proper support for the masonry above.
• Conversions into flats: walls removed or moved, new bathrooms and kitchens loading old timber floors, and extra loads on the structure from new partitions.
• Sloping sites: many streets run uphill from the seafront, so the issues in our guide to buying on a slope often apply too.
Buying a flat in a converted house
When you buy a flat, you’re buying into the whole building. We inspect the flat and the parts of the building that affect it: the main walls, bays, roof structure and any alterations in the flats below. Access to other flats or the roof space may need the freeholder or managing agent’s agreement. If we find a problem with the shared structure, your solicitor can raise it with the freeholder before you exchange.
Common questions
Is cracking normal in an old St Leonards house?
Some is. Fine cracks from old settlement and seasonal movement are common and usually harmless. We tell you which cracks matter and which don’t.
Can a dropped bay window be fixed?
Usually, yes. Depending on the cause, repairs range from stitching cracks and tying the bay back to the main wall to underpinning its foundation.
The house is in a conservation area. Does that affect repairs?
Internal structural repairs usually don’t need planning permission, but external changes may. If the building is listed, most works need listed building consent.
